The existing tile roof had reached 18 years of age and was increasingly showing signs of wear. Small leaks meant repairs were becoming a recurring part of maintaining the home.

Rather than continue addressing individual problems as they appeared, Kris Navarro decided to replace the complete tile roof and invest in a new roofing system for the years ahead.

MATCHING THE NEW ROOF TO HOA REQUIREMENTS

The Right System for the Home

For this Pembroke Pines home, the new roof couldn't simply be chosen in isolation. It needed to match the existing roofing system and meet the requirements of the HOA.

EcoSmart Construct removed the existing tiles and accessories down to the roof deck and installed a new tile roofing system. The finished roof uses Barcelona 900 tile in Canyon Dusk, maintaining the look required for the community while giving the home a completely renewed roofing system.

REBUILDING THE PROTECTION BENEATH THE TILE

More Than a New Surface

Replacing the roof meant addressing much more than the visible tile. EcoSmart Construct installed Polyglass Polystick TU Max self-adhered underlayment, seam tape and additional membrane reinforcement at critical areas.

The scope also included deck inspection and replacement of flashing at valleys, walls, penetrations, vents, pipes and stacks. By defining those details from the start, the project established a clear waterproofing standard for the complete roofing system.

One Team Managing the Process

The project involved more than removing and replacing the roof. Permitting, engineering, HOA requirements, material coordination, inspections and warranty documentation all had to come together.

EcoSmart Construct managed those elements as part of the project, with the entire process taking approximately four weeks from first call to final sign-off. The completed project included a final inspection, warranty documentation and a 10-year warranty.
